Private pool villas, apartments and condos, with no one in between you and the person who owns the place. We live on the island all year, we see the houses with our own eyes and we take no cut from the owner or from you. Then we handle what comes next: the airport pick-up, the driver, the boat day, the unexpected.
What “direct from the owner” actually means
A noticeable share of Phuket's best houses never appear on any platform. They pass from hand to hand: the owner lets to people he's been recommended, and next season is full before this one ends.
Platforms show exactly what's been put on them. That's an honest selection, but not a complete one: a house that reliably lets by recommendation simply doesn't need a listing. The owner pays no commission, doesn't answer twenty identical messages, and knows in advance who will be living there.
“Direct” isn't about a discount. It means you talk to the person who holds the keys: whether the dog can come, whether three months instead of six is possible, what pool maintenance includes. And it's the same person you'll message if the air conditioning stops working on a Wednesday night.
How it works with us: you tell us what you need. We go through the owners we know, call the ones whose house fits, check real availability and the condition of the place. You get a short selection, with what we genuinely know about each house. If one suits you, we introduce you and put the terms in writing. The owner's contact details aren't published on the site: you get them at that point.
A villa with staff in Phuket: what it looks like day to day
A villa where someone works for you during your stay. Depending on the house, that ranges from daily cleaning to a full team: housekeeper, cook, a driver attached to the villa, a night guard. It's common on private pool villas, much rarer on apartments and condos.
In practice: breakfast is ready when you come down. The laundry comes back folded. Someone drives you to Patong in the evening and picks you up again, with no taxi to negotiate at 3 a.m. With a chef, dinner at the villa becomes the best table of the trip, and nobody has to do the washing-up.
Not every villa offers the same level of service, and some charge extra for it. That's written into the proposal, house by house: who works there, how often, and what's included.
A family with toddlers and a group of eight friends aren't after the same thing. For the first, the cook matters more than the boat. For the second, it's the other way round. Tell us which you are.

We don't only do villas. Depending on how long you stay, your budget and your group, the right place in Phuket isn't always a house with a pool, and we'll say so.
Apartment
For a couple, or to stay in town
In Patong and Kata most are in residences with a shared pool and gym. Less privacy than a villa, much cheaper, and everything within walking distance, which changes everything if you're not riding.
Condo
The long-stay format
The local word for a flat in a managed building, and what you want for several weeks or months: a monthly lease, the residence's services, security at the gate. Monthly rates have nothing in common with nightly ones.
Hotel or resort
For a few nights, or to start your stay
For two or three nights, a hotel is hard to beat. We also use it as a landing pad: two nights on arrival while you view places, then you move in. You don't sign anything you haven't seen.
Where on the island?
The right area depends on what you want from your evenings far more than on the beach.
Patong
The busiest part of the island: beach, restaurants, nightlife, all on foot. Also the loudest. Some love it, others would rather sleep five minutes away.
Kata and Karon
Long beaches, a calmer, family feel, and villas up on the hillsides with sea views. Patong is a short drive away when you want it.
Bang Tao and the north-west
Six kilometres of beach, beach clubs, and the island's most sought-after villa area for larger groups.
Rawai and Nai Harn
The south, where people settle for the season rather than pass through for a week. The natural choice for long stays.

Around the villa: what we take care of
Everything between stepping off the plane and flying home: the airport transfer, the key handover, the owner's walk-through, a driver for the week, boat days, tables. And a number to message if something goes wrong.
During your stay you have one contact on the island. Not a form, not a queue. The air conditioning breaks down, the boat has to move because of the weather, you want to add a table at the last minute: you send a message, we sort it out with the owner or the provider.
What we don't do: we don't sell flights or package holidays. All To Phuket is a tailor-made concierge and introduction service. Each service is provided by the owner or the local provider, and you deal with them directly; we organise and coordinate.

- You need someone on the island who knows the owners personally. A good share of the best houses are never listed on the big platforms: they're let by word of mouth, season after season. We live in Phuket, we look at the houses ourselves and put you in touch directly with the person who holds the keys and sets the terms.

- It depends on how many of you there are and how long you're staying. A private pool villa gives you privacy and space, and becomes very good value from four people upwards. A condo in a residence with a shared pool and security suits one or two people, especially for long stays, because the building handles the upkeep. An apartment sits in between, for a family that needs separate bedrooms and a kitchen.
- Can I rent a villa in Phuket for a month or longer?
- Yes. Monthly rentals are a different market from nightly ones, with different houses: some owners only let long term. What matters then is day-to-day life: appliances, internet, shops nearby, how utilities are billed, the deposit and the contract, all agreed directly with the owner. Remember that visa-free stays are now 30 days, so a long stay needs planning on that side too.
- How far ahead should I book a villa in Phuket?
- The earlier, the wider the choice, especially from November to April, when the best houses go months ahead, and above all over Christmas and New Year. For a short trip the lead time is shorter, but in high season you still need one. If your dates are fixed, start looking now, even if you decide later.
